Garden Agents (And Why Your House Sale Needs One)

By Kevin, Totnes Gardening

I spend most of my days fighting the good fight against brambles and keeping hedges in check. But yesterday, I found myself in a completely different role. I wasn't just a gardener; I became part of a sales team.

I was booked for a "lifesaver" tidy-up at a property in Totnes just as the estate agent was launching the listing. The garden needed to look its best, but the timing was tight.

Then, the cars started arriving.

The "Speed Dating" Viewing

The estate agent was running what I can only describe as "property speed dating." It was a block viewing strategy—high energy, high pressure. Every ten minutes, like clockwork, a new set of potential buyers pulled up to the kerb.

In the old days, this would have been a disaster. A standard gardener using petrol-powered tools would have been a nightmare. The noise of a two-stroke engine kills conversation, smells of fumes, and generally ruins the peaceful atmosphere a seller wants to project. I would have been sent home.

But I don't use petrol. I use 100% professional battery-powered equipment.

Because I was silent, I didn't have to leave. I kept working. I kept edging the lawns and sweeping the patio while the viewings happened around me. And that is when I noticed something fascinating.

Garden Agents

The estate agent was stuck inside the house. She was busy managing the queue, taking details, and pointing out the kitchen features. She physically couldn't be in two places at once.

So, the buyers were wandering out into the garden alone.

Usually, a garden is left to sell itself. But this time, they had a guide. Me.

As I worked, buyers stopped to chat. "Is this a sunny spot?" they asked. "It’s fantastic," I told them. "You get the light here until about 7 pm in the summer."

"Is that tree healthy?" "Absolutely, it's a mature Magnolia. It’s the star of the show in April."

I realized I wasn't just "the help." I was the Garden Agent.

The Missing Link in Property Sales

I created a "soft landing" for those buyers. I was a friendly, neutral face on the driveway who could answer their questions with authority.

When an estate agent says, "It's a lovely garden," a buyer thinks, "You have to say that; you want your commission." When the gardener says, "It's a lovely garden," the buyer thinks, "This must be true."

That interaction—that Third-Party Validation—is gold dust. It turns a "maybe" into a "yes." It calms the nerves of buyers who are terrified of high-maintenance gardens.

Why You Need Garden Agents

I looked online afterwards, and it seems this service doesn't really exist yet. You have Home Stagers for the furniture and Estate Agents for the negotiations. But the garden—often the biggest selling point in the South Hams—is left unguarded.

So, I’m claiming the title.

If you are selling a home in Totnes or the South Hams, don't just hire a mower. Hire a Garden Agent.

  • Silent Service: My battery tools mean I can manicure your garden during the open house, ensuring it looks pristine for every single viewer.

  • Live Staging: I keep the patio swept and the leaves cleared in real-time.

  • Buyer Warm-Up: I act as the on-site expert, answering technical questions the agent can't, and warming up buyers before they even ring the doorbell.

The result? The agent is happy, the garden looks incredible, and the buyers feel reassured.
